Eastern Mangroves, a wholly-owned TDIC project that includes a hotel and spa managed by Angsana Hotels and Resorts, will be an integrated resort, marina, retail and residential destination providing a luxury escape from Abu Dhabi city.
ECM were engaged to review the design of the development, to assist in the creation of the Plan of Subdivision, create the budgets and service fee schedules, reserve fund for a minimum of 15 years not just 10, defect all the common property, create finalisation management schedules, create specifications and call at least 3 tenders for each service required by the Owners Corporation and appoint the required contractors and service companies, set up and manage the Owners Corporation and manage its daily operations.

Bunker Bay

Built by the Mirvac Group, Bunker Bay was also known as the Quay West Resort, Bunker Bay, and is a 5 star beach venue in the beautiful Margaret River Wine Region. It is located in the South West region of Western Australia and boasts many attractions, both nearby and within the resort itself.
It features 180 luxurious bungalow villas in contemporary Australian architectural style and many facilities such as natural internal finishes, choice of views, security access, spa facilities, 25 meter heated swimming pool, tennis courts, picnic areas and more. Property Essentials undertook the Owners Corporation management.

Tallest Building and structure in the World. Emaar contacted to us to consult on what is needed for the world’s tallest building to operate effectively and efficiently. We were engaged to train their inhouse team about how to manage such an iconic structure, with its complex premium mix uses.

One of CBUS’s most premium developments with premium residential apartments with its exclusive sky garden amenity spaces. Collins Arch is situated on Collins Street one of Melbourne’s most premium streets in heart of the city, providing a key to the city.
We have worked from the early stages with the CBUS to ensure smooth operating between the Premium residential facilities to the hotel and commercial operations.

Assisted the developer with establishing the Owners Corporation for this prestigious development. The development consists of two 18- hole champion size golf courses, club house, a “Peppers” Hotel Resort, an Australian Institute of Sport Facility and over 1500 residential lots situated around the two golf courses.
Our involvement consisted in setting up the Strata Plans, budgets, strata fees, Rules and by- laws, of which was a staged project over a 3 year span. Included was the administrating and controlling of the builders working on the individual lots and protecting the common driveways, etc. We also assisted the Building Design guidelines and waste management. This was a staged project of over 2 years and we assisted them through all the staging and handover issues and undertook the Owners Corporation management
